Seed Tick Pavilion is a custom timber frame used as a family gathering spot.  Seed Tick Pavilion features a one of a kind fireplace, metal roof and white pine finishes.

The Lake Laceola 1.7 acre retreat is perched above the sparkling mountain-spring fed lake waters of Laceola.
Utilizing a century’s old and proven technique of true mortise and tenon construction the three bedroom, two bath home is artfully assembled out of kiln dried white pine and secured with oak pegs. The intricate frame boasting curved beams and floating bents was designed, engineered, harvested, and assembled all by local craftsmen. This truly custom home sits atop 18 inch thick (16 foot tall) 3500 PSI poured concrete walls cut into Mother Nature’s granite ledge. A welded web of engineered steel I beams allows the rounded accents of composite decking and handrail to seamlessly float above the water. Additionally 204 square feet of the conditioned space utilizes this same web and is cantilevered over the rocky shore.
The R.D. Davidson Designed home’s exterior is comprised of wood framing protected by an envelope of ZIP System which is a high quality structural sheathing panel made of engineered wood with a built-in vapor permeable water-resistive barrier that eliminates the need for loose fitting house wrap. The continuous, rigid air barrier is completed by the use of ZIP Systems specially engineered acrylic tape at each intersection decreasing unwanted air leakage for greater energy efficiency.
The exterior of the home is then beautifully finished with Nichiha Sierra Shake, a commercial grade composite shake siding with factory embedded color, Plygem stone, along with custom tempered fixed and motion glass evoking thoughts of the Cape Cod Coast. The exterior trim is also crafted from a composite material and aside from the beautiful wood timbers and tongue and groove accents the exterior is virtually maintenance free. Solid core spray foam is then applied to the exterior walls and engineered floor truss system from the inside to fully seal and insulate the structure.
The timber frame is capped off with a built-up roof system utilizing 2×6 inch Kings Pine tongue and groove decking, wrapped in Titanium synthetic roofing underlayment. Upon which 8-1/2 inch polystyrene sheets are cut, placed, and taped to provide superior insulating value then covered with the aforementioned Zip System. All of which is fortified by Timber Locks screwed through the layers securing them directly to the timber frame joists. Ultimately the roof system is finished by the installation of architectural shingles accented with pure copper flashing. The exterior envelope is lastly completed by the appointment of full-lite custom Mahogany doors that also boast mortise and tenon construction.
The interior of the home is tastefully appointed with Kings Pine tongue and groove ceiling and walls all of which are hand stained and sealed to designer specification. The decorator selected flooring is a combination of rich tone hand-scraped hardwoods and slate tile. The two story tall great-room with walls of windows claims 270 degree views of the bristling lake below. The fuel efficient gas fireplace is emphasized with Plygem stone from floor to ceiling and a solid wood mantle to compliment the soaring timbers.
The fully appointed chef’s kitchen includes stainless steel commercial line KitchenAid appliances including a French door refrigerator, dual fuel oven/range, dishwasher, microwave, and built-in icemaker. All of which are adorned by custom Rustic Alder cabinets designed with intricate detail specifically for this home utilizing solid wood construction and soft close drawers, crowned with level-4 Boudreaux River granite. In addition to the kitchen cabinets there is also a large pantry and wine cabinet made of the same materials. High-end Brizo faucets garnish the Kohler front apron farm sink and stove top (pot filler) completing this area.

The master bedroom is accessed via a custom Mahogany door complete with a ships portal to summon life above the water. Both bathrooms are again finished in Rustic Alder custom cabinetry and Boudreaux River granite, Delta fixtures, full walk-in showers and Kohler sinks and water closets.
The home is stylishly lit from each level with an array of designer selected lighting from Troy. The second story is complete with bedroom and media room and is accessed by the custom step-lit oak and rail circular staircase that feels more like an article of furniture than a functional access point. The lower level 3rd bedroom with full bath and sleeping loft is just footsteps away from what truly makes this home special, the two stall boat garage complete with custom carriage doors functioning via LiftMaster carriage door openers. The garage is complete with composite decking and exterior grade Nichiha board-and-batten siding and wood ceilings. The two boats are lifted from and stored above the water electronically by a built in boat lift system.
Additionally a two vehicle attached garage is accessed from the gated neighborhood cul-de-sac via a concrete drive (to be installed this month weather permitting) through a matrix of custom lighting and landscaping (currently underway). Leaving the upper level is a character walk away along a suspended bridge made of composite decking that wistfully takes you directly to the upper parking area.
Mechanically speaking the conditioned space is kept comfortable via an energy efficient Carrier Heat Pump System and the entire home is protected from energy-outings by a Kohler propane-fired generator system. Wastes are whisked away from the home by a health department approved specifically designed septic system that utilizes a grinding pump, composite holding tank, lift pump, D-box, and Infiltrator system. The home is protected by a hard-wired state of the art video and audio security camera system in addition to a monitored home security system capable of both invasion and fire detection.
